Long stays

Long stays and monthly rental on Koh Chang

From May to October the island empties out, the roads clear and the price drops. That is when we take monthly bookings — and when the bungalows work best as somewhere to live rather than visit.

Prices

What a night costs

The rate moves with the tourist season. Here are the three numbers that matter rather than one flattering figure.

  • ฿400/ night · ~$12

    Low season, monthly booking

May to October, booked by the month. The quietest, greenest and cheapest time to be here.

  • ฿1,500/ night · ~$45

    Average in season

What a night costs on average through the tourist season, November to April.

  • New Year

    Peak period

Christmas and New Year are the most expensive weeks and the first to go. Book them months, not weeks, ahead.

Ask for your dates

Rates depend on where your dates fall in the season and how long you stay. Send us the dates and we will quote the exact price — there is no calendar to guess from.

What it costs

There is no fixed monthly rate. The longer you stay, the lower the nightly price goes — and from three months we agree separate terms.

Electricity is metered and billed separately on a monthly stay — usually around ฿1,500 a month for one bungalow. Everything else is in the rate.

There are only three bungalows and the same three are let by the night, so a month you want has to beat thirty separate short bookings to the same room. Our returning guests book three to five months ahead. If your dates are fixed, that is the way to hold them.

Long stays

Serviced, not left alone

A month in a rented room usually means you become the cleaner. Not here — a long stay is looked after the way a serviced apartment is.

  • Regular cleaning

The bungalow is cleaned through the stay, not only between guests. Say when suits you and it fits around your week.

  • Fresh linen and towels

Bed linen and towels are changed regularly for the whole stay, however long it runs.

  • Enough to not eat out every night

There is no kitchen — a fridge, a microwave, a kettle, a toaster, dishes and cutlery. Which is what a month here actually needs: food is ordered or carried back from three minutes away, and having somewhere to keep it, heat it and make your own coffee is the difference.

  • A desk and a real chair

A 300 Mb/s fibre line, a full-width worktop and a mesh office chair. Guests have worked full months from it.

  • Everything else within 300 m

Laundry, pharmacy, ATM, massage, mini-markets and scooter rental — all on the same lane.

  • Air conditioning and a fan

Quiet split units plus a floor fan, blackout curtains and mosquito nets. The room stays cool and dark through the hot months.

Plan ahead

The dates that sell out first

Three bungalows go quickly around the Thai holidays. These are the periods to book early, and how early.

  • 24 December – 5 January

Christmas and New Year. The busiest and most expensive weeks of the year on the island.

    Book 2–3 months ahead

  • 13–15 April

Songkran, the Thai new year. The whole country travels, and the holiday usually spreads across the surrounding week.

    Book 1–2 months ahead

  • Late January or February

Chinese New Year. The date moves each year; it brings a large wave of visitors for about a fortnight.

    Book 6 weeks ahead

  • 5 and 10 December

Father's Day and Constitution Day. Two Thai long weekends back to back, right as high season gets going.

    Book 3–4 weeks ahead

  • 1–6 May

Labour Day and Coronation Day. A domestic travel cluster at the very start of low season.

    Book 2–3 weeks ahead

  • February, May and July

Makha Bucha, Visakha Bucha and Asalha Bucha with Khao Phansa. Lunar dates that move each year and each create a long weekend.

    Book 2–3 weeks ahead

Buddhist holidays follow the lunar calendar, so their dates move each year. If your trip is near one, write to us and we will tell you what is still free.

What low season is actually like

Warm, green and much emptier. Rain arrives in bursts rather than all day, the beaches are quiet, the roads are free, and you rarely need to book anything ahead. There is an umbrella in every bungalow, so a burst of rain costs you a wait rather than a day. Some places do shut for a month or two, but the Seven Day minimart next door is not one of them — water, food and everything everyday stay two steps away. The sea can be rougher. What you get back is the village as somewhere to live in rather than the boiling pot it becomes in high season, which is exactly what a long stay wants.

Waves on the shore at Lonely Beach, Koh Chang

From guests who stayed a while

  • Great spot on Lonely Beach
We stayed at Modern Bungalows for one week in March. The bungalow was spacious enough, bright and clean, with a large terrace. Quiet air conditioner! Doesn't interfere with sleep. Modern household appliances, including a fridge, microwave, kettle, toaster. Finally, great Wi-Fi on the island! The internet connection was stable and sufficient for remote work, which was important for us. The location is quiet, away from the busy bar areas but within walking distance of shops, cafes, and other services. It takes about 10 to 15 minutes to walk to the beautiful beach, which is excellent for swimming.

I stayed 1 month. Super good location, very high quality, western standard — I will definitely stay again. Super comfy bed! I can recommend anyone to stay here, huge balcony/patio. Walking distance about 3–4 min to bar street and restaurants. Overall great!

The house is stylish and clean, it's a real pleasure to be here — for the island, that's a big deal. Remote work even worked out: the Wi-Fi is great, although the beach kept calling. Any services you need — haircut, laundry, massage — everything is right near the house, and we rented a bike immediately too. The hosts are excellent, no problems at all. I'd recommend it.
